The oven is the single most argued about item on a check out report. It is the thing an inventory clerk photographs first, it is expensive to put right at the last minute, and it is where a chunk of a deposit quietly disappears.
This job is the same clean as any other, with the paperwork side taken seriously: photographs before and after, an invoice in the property address, and turnaround that fits between a check out and a check in rather than a fortnight later.
It works the same way whether the landlord, the agent or the outgoing tenant is paying. Whoever books it gets the photographs, and everybody involved gets a straight answer about what condition the cooker was actually in.

What an inventory clerk is looking at
A check out report is a comparison against the inventory taken at the start, and on a cooker it comes down to a small number of things: the inside of the door glass, the oven floor, the racks, the hob and the extractor filter. Those are the photographs that end up in the report.
It is worth knowing that a clerk is comparing condition, not judging effort. An oven that has been scrubbed for two hours by somebody without the right products still photographs as a brown door, and that is what goes in the report. This is one of the few jobs where paying somebody is straightforwardly cheaper than the alternative, because the deposit deduction for a professional oven clean is usually more than a professional oven clean.
Landlords and agents, between tenancies
A void period is short and everything wants doing at once. Oven cleaning is easy to schedule inside it because it needs nothing except access, power and water, and it can happen while the property is empty and the decorators are in.
Where a portfolio is involved, several properties in the same area are easier to do together and the diary is arranged that way. Invoicing per property with the address on each one is normal, since that is what has to go on the schedule of works or against the deposit.
Old damage, and why the photographs matter both ways
Plenty of rental ovens have damage that predates the outgoing tenant: pitted enamel, a cracked inner pane, a hardened seal, a missing shelf runner. Once the grease is off, all of it becomes visible at once, and it can look like new damage when it is nothing of the sort.
The photographs and the notes exist for that reason. What is dirt, what is wear, and what was already broken are three different findings, and separating them stops a tenant being charged for a fault they did not cause and stops a landlord being told a genuine problem is just grime.

Book against the property
The address, the access arrangement and who is being invoiced, agreed up front. Void properties are normal and nobody needs to be on site.

Photograph the state of it
Before anything is touched. It is the record of what was actually there, which protects the tenant as often as it protects the landlord.

Clean the whole cooker
Oven, glass, racks, hob, filters. On a check out report the extractor filter is what an inventory clerk notices after the oven glass.

- Can you go into an empty property?
- Yes. Key safe, an agent's office or a key handed over beforehand all work. Photographs of the property as found and as left come as standard on an empty visit.
- Will the invoice satisfy a letting agent?
- It is a normal itemised invoice from Hembury Contracting with the property address, the date and what was done, which is what an agent or an adjudicator wants to see alongside the photographs.
- How quickly can it be done?
- It depends on the diary, and you will be told the real answer rather than a comfortable one. Check outs cluster at the end of the month, so a few days notice makes a considerable difference.
- Is a tenant allowed to book this themselves?
- Yes, and plenty do, because paying for the clean is usually cheaper than the deduction. The photographs go to whoever books it.
